  • Daily management and covering of files for Property Lawyers on annual leave
  • Conducting title checks and drafting reports on searches, contract, leases, information packs and complex legal issues on freehold and leasehold transactions
  • Working towards, and meeting monthly exchange targets including quarterly bonuses

  • Handling a varied caseload of residential conveyancing matters
  • Conducting regular face to face meetings
  • Undertaking purchase transactions relating to unregistered land, Repossession/Auction matters, HMO and Holiday Lets
  • Reviewing Company Reports and Accounts, and registering MR01 & MR04
  • Reviewing Tenancy Agreements
  • Assessing matters where MDR relief is available
  • Drafting reports on leasehold information packs and unregistered lands, standard and complex Declaration of Trusts, Statutory Declarations (including ST4) in respect of easements and changes in name, Contract Riders, and Undertakings
  • Drafting Land Registry Applications for various matters including amendment of wording of Restrictions, addition of Restrictions, mergers, and cancellation of notices
  • Carrying out comprehensive AML/ KYC checks/Lawyer Check/Conflict Check
  • Reporting potential fraudulent transactions to seniors and compliance department
  • Reviewing survey reports, raising enquiries accordingly and reporting matters to client and lender which would adversely affect the market value of property
  • Liaising with external legal advisors, such as via Lexcel Ask, on complex issues
  • Reviewing draft indemnity insurance policies for various issues including lack of specific easements and rights, and liaising with indemnity insurance brokers

  • Undertaking pre-exchange and post-completion matters in relation to Sale/Purchase/Enfranchisement/Lease Extensions (statutory and informal route)/Transfer of Equity/Remortgage transactions (including New Build, Shared Ownership, Staircasing, Buy to Let and Right to Buy transactions)
  • Completing commercial and Buy-to-let financial transactions
  • Drafting, reviewing, and negotiating conveyancing transaction documents such as Contracts, Leases and Transfer Deeds
  • Drafting reports on mortgage offer, contractual documentation, title and searches
  • Filing SDLT returns and submitting Land Registry applications and Companies House Registrations
  • Keeping up to date with legal issues affecting conveyancing via Lexology
  • Dealing with matter related enquiries and providing quotes
